Country Overview
Romania is located in South East central Europe and is often referred to as the “crossroads of Europe” It is the largest of the Balkan States and borders Hungary, Yugoslavia, Bulgaria, Moldova, the Ukraine and the Black Sea to The East.
The Black Sea Coast boasts 70 kM of fine sandy beaches, the slopes of the Carpathian Mountains to the north are heavily forested and there are also the wetlands of the Danube Delta, both are rich in wildlife and very scenic. The resorts on the Black Sea coast offer natural therapies like mineral mud baths and health spas.
The capital, Bucharest is a charming City with a Royal Palace, lots of neo classical buildings and a large number of wide open lush green parks. The City claims to have the greatest number of museums and art galleries and is full of architecturally appealing sites including some very fine Orthodox churches. There are many nightclubs including Jazz clubs and the entertainment is very varied.
The Romanian coastal climate is very similar to the Mediterranean with warm temperatures but up in the Carpathian mountains there is usually snow for most of the winter months.

Romania has a population of 23 million and second largest market in central and Eastern Europe, Poland being the largest. The standard of education is very high and the people are very motivated and coupled with a relatively cheap skilled labour force Romania has attracted a lot of foreign investment, particularly in the manufacturing industries. The economy is buoyant and this starting to push up property prices.
Romania entered the EU on 1st January 2007 which triggered a confirmed package of 19 billion Euros of EU structured funding until 2013, it is expected that this will grow to 30 billion Euros over that period.
The level of home ownership in Romania is very high, almost unparalleled at 95%. With such high home ownership rates and the introduction of mortgages, the economy will be self driven to a large extent with rising property prices enabling equity release and additional investment.
The Black Sea Coast has benefited for large scale investment and is now accessible to millions of Romanians since the new Sun Highway form Budapest was completed. The journey time is now only three hours creating property hotspots all along the coastal areas.
The World Travel and Tourism Council recently ranked Romania as 7th out of 176 countries in terms of forecast tourism growth, referring to it as being very large and least intensive. There is little doubt that the demand for holiday homes will drive up property prices and rental returns during the coming years. Black Sea Coast Apartments and real estate is already selling very well.
The otherwise undeveloped coastal areas are starting to acquire new modern apartment buildings to meet the new demand which is mostly internally driven. The Black Sea Coast is a lesser publicised investment opportunity which offers potentially high returns on Romanian real estate investment.

The rural areas of Romania offer a great choice of Romanian real estate with many bargains to be found but we are not in that market. We believe the best returns on Romania property will be on the Black Sea Coast.
