Teteven Lovech - Land Development Site for Hospice or Tourism related Project

This Land Development Site is located just south of Teteven, Lovech which has a number of hiking routes leading up the Central Balkan Mountains. Teteven is 120 kM from Sofia in the beautiful Vit River Valley, the climate is temperate-continental, the winter is fairly mild and summers are warm. This beautiful area is being developed for tourism offering perfect conditions for hunting, fishing, sking, alpine kinking and mountaineering.

The site has an area of 6,310 square metres accessed by a an asphalt road. Facing East to West the site already has four single storey buildings, a former hospice but the buildings have been unoccupied for some time and they are in a state of disrepair. It is possible to construct a swimming pool to the south as shown on the plans. The site already has an electricity supply and there is a nearby reservoir for water supply.

There is a condition that the property should be renovated as an hospice and EU grants may be available. The current owners are prepared to assist with the supervision of investors and the renovation project. We are told that it may be possible to obtain change of use after the project has been completed.

This area is very attractive for tourism, there are already a number of large hotels and private guest houses in the area and tourism is increasing. The project could be undertaken is such a way to be subsequently transformed for a tourism related business.

The price of €150,000 Euros is very reasonable for the land and buildings and allows scope for investment.
